Point Grey

Vancouver West

About the neighbourhood.

There is a long span of waterfront homes specifically designed to take advantage of our rugged coastline and gorgeous ocean. This unique water access is a key factor for why Point Grey is highly coveted and many residents ensure they enjoy it up close and personal.

Life in Point Grey

Get to know Point Grey.

Point Grey offers luxury real estate, plain and simple – if you are in the market for a high-end home that is centrally located, look no further.  Unlike Shaughnessy, the City of Vancouver has been more flexible on the types of real estate permitted to be built in this area, meaning that there is a greater variety in housing types as well as more unique locations.

Point Grey is also in close proximity to some of the top country clubs, UBC (one of the major universities in Vancouver) as well as several private schools making it a popular location for high-earning families.

This part of Vancouver offers mainly luxury houses – think stunning views, large lot sizes, swimming pools, multiple levels, West Coast design, and many other up-scale offerings. To give you an idea of what can be found here, there is a section of houses, nicknamed “Billionaire’s Row” that is worth an approximate collective $400 million. They feature multiple swimming pools, seaside tennis courts, secluded pathways through large urban forest acreages, and ocean views.

Three words: West Coast luxury. This is where everything we love about BC—the ocean, mountains, and lush forest—come together alongside your dream home. There is a strong sense of community in Point Grey with many owners residing in this area for decades. People live here to have views, access to beaches and nearby amenities. Residents love their year-round recreation so you will see people out and about walking with their families and dogs rain or shine. And, there is not a lack of nature for people to check out with Jericho Park, Locarno Beach, and Spanish Banks all offering public access to the ocean and parks galore.

Fun fact: Point Grey is home to the most park space per person with nearly three times that of the average of any other area in the Lower Mainland.

It is a very exclusive neighbourhood and to put it bluntly, this area’s prices and associated property taxes can make it out of reach for many. These prohibitive costs can definitely be a barrier of entry for newcomers and even existing residents looking to do a move-up buy. Other barriers include the lower density makeup of this area, which provides fewer opportunities to get in. There are also some people who, if unable to buy the waterfront land, have privacy complaints.

Due to this area being largely home to luxury houses, there has been a push to diversify the real estate offered in Point Grey to provide more affordable options for people. The solution proposed by developers is to create more densification on the main corridors with strata properties. These would have commercial spaces below and residential above, similar to what you see elsewhere in the city. This will provide a greater variety of real estate options for people wanting to live in Point Grey, while also expanding on the current options for shops and amenities—a big win for both the current residents and future homeowners here.

As described above, this is one of the most sought-after neighbourhoods in Vancouver and therefore you can expect to see some of the most expensive real estate in the city.

Median prices at time of publication are as follows:

Apartment/condo: $1,382,000
Townhouses: $1,330,000
Houses: $4,444,000
